Yes. Choose the ground-up project type and the model swaps rehab line items for hard costs, site work, soft costs and a draw-based construction loan, then tracks loan-to-cost and interest reserve across the build schedule.

How accurate are the AI estimates?

They're a scoped starting point built from property type, vintage, square footage and regional cost data — not a bid. Once your GC or architect prices the job, override any line item and the whole model recalculates.

What's the difference between Starter and Pro?

Starter ($39/mo) covers deal analysis, rehab estimates, carrying costs and ROI. Pro ($59/mo) adds scenario modeling, AI risk assessment, market comps, public records lookups, shareable lender reports and unlimited pipeline deals.

How does the free trial work?

Accepted Answer

New accounts get a free trial with full access, no charge until it ends. You can cancel any time from Billing before the trial finishes and you won't be billed. Trials are limited to one per customer.

How do I cancel or change my plan?

Accepted Answer

Go to Billing in the app navigation. You can switch between Starter and Pro, cancel at period end, or resume a canceled subscription — all without emailing us. Access continues until the paid period ends.

Can I share a deal report with my lender or partner?

Accepted Answer

Yes. Open a deal, go to the report view and create a share link. Anyone with the link sees a clean, print-ready analysis without needing an account. You can also print it to PDF.

I forgot my password or can't log in.

Accepted Answer

Use the Forgot password link on the login page and we'll email a secure reset link. If the email doesn't arrive within a few minutes, check spam, then contact us with the form below.

Is my deal data private?

Accepted Answer

Yes. Deals, templates and profile data are scoped to your account and protected by row-level security in the database. We never sell your data or share your pipeline with lenders unless you send them a share link.

How fast do you respond to support requests?

A real person reads every message. We reply within one business day, usually much sooner. Billing and login issues are prioritized.
